Chapter 01

Zoning, environmental, utility and topography evaluation

Before a design gets drawn, we look at what the site will actually allow: the zoning it's sitting in, any environmental factors on or near it, what utilities already reach the property line, and how the topography will shape everything from the building pad to the parking lot.

Skipping this step is how a project ends up redesigned six months in, because nobody checked whether the site could support the building everyone had already agreed to.

Soil stability, drainage and stormwater management

Soil that can't carry the load you're planning to put on it is a problem you want to find during land development, not during excavation. We evaluate stability up front, along with how water moves across and off the site, so drainage and stormwater management get designed into the site plan instead of bolted onto it afterward.

A stormwater plan that works on paper but floods the neighboring lot in a real storm is a plan that gets rejected, or worse, approved and then fails. We plan for the storm that actually shows up in Wisconsin, not the average one.

Chapter 03

Traffic impact studies and utility easements

Anything that changes how traffic moves near a site, a new driveway, added truck traffic, a change in use, can trigger a traffic impact study, and we run that analysis early enough to affect the site layout rather than fight it after approvals are already submitted.

Utility easements get mapped and accounted for the same way. An easement nobody noticed during land development is an easement that shows up during construction and moves a building fifteen feet from where everyone assumed it would sit.

Master planning for the building you'll need in ten years

We ask about expansion before we ask about the building in front of us. A site that fits today's building perfectly but leaves no room for the addition you'll want in five years is a site plan that solved the wrong problem.

We also look at the struggles common to your specific industry, because the site issues that trip up a warehouse aren't the same ones that trip up a food and beverage facility, and planning around the right ones up front is what keeps the next building from being harder to permit than the first.
