Concept, design and structural engineering

A turnkey job starts before there's a drawing to build from. We work through concept, design, and structural engineering as one continuous process, so the building that gets engineered is the same one you actually agreed to, not a value-engineered stand-in that shows up after the fact.

Excavation through roofing

From there it's the sequence you'd expect on a commercial build, run without a gap between trades: excavation, foundation, framing, assembly, windows and doors, roofing, decks. Every one of those stages depends on the one before it landing right, and running them under one contractor is what keeps a framing delay from becoming a roofing delay becoming a missed occupancy date.

HVAC, electrical and plumbing

The mechanicals get coordinated against the structure and against each other rather than fought over on site after the fact. That coordination is most of what separates a building that runs quietly for twenty years from one that's back open behind a wall in year two.

A finished interior

Painted interior, cabinetry and countertops, flooring, trim, stains and finishes, carried through to the last punch item. Turnkey means what it says: the day we hand you the keys, the building is ready to operate, not ready for a second contractor to finish what we started.
