Most site problems are cheap to fix on paper and expensive to fix in concrete. A drainage issue, a soil condition, an easement nobody flagged, any of it is a quick conversation before you buy the land, and a real budget hit once a foundation is already poured on top of it.
We look for those problems during site selection specifically so you're deciding not to buy a site because of them, rather than discovering them after you already own it.

Zoning checked for your particular use
A site zoned for commercial use in general isn't automatically zoned for what you're planning to do with it. We check zoning against your specific use, not the general category, because the gap between the two is exactly where a project gets held up for months in front of a planning commission.
That's not a formality. A site zoned right for a general contractor's own shop might not be zoned for a food and beverage line running trucks in and out past dinner, or a warehouse with the loading dock configuration you actually need. We run that check before you're under contract on the land, not after.

Room to expand
We look at a site the same way we look at a building: for what you'll need in ten years, not just what fits today. A parcel that works perfectly for your current footprint but leaves no room to add a second bay or a second building later is a site that solves this year's problem and creates next decade's.
It's a harder conversation to have with a client who wants to close on a site now, but it's a cheaper one than the conversation five years later about why there's nowhere to put the addition the business actually needs.
